According to HousingWire, Uplist has teamed up with Arcasa to bring a zero-down payment option directly into the home shopping experience. Here's what's happening: when buyers scan a QR code on a listing or click a personalized link from a loan officer, they can now see financing scenarios that include Arcasa's down payment assistance bundled together with solar financing through a single FHA loan. The buyer also gets to see what their monthly utility costs might look like after the solar system is installed.
What makes this interesting is that the down payment assistance program has no income limits and doesn't require someone to be a first-time homebuyer. The assistance doesn't add a separate monthly payment to the mortgage, it doesn't bump up the interest rate, and borrowers won't get a 1099 tax form for it. Essentially, it's designed to remove one of the biggest barriers to homeownership for a lot of people.
The way it works is pretty straightforward from a buyer's perspective. They get to see what their monthly payment would look like with this zero-down option right alongside what a traditional financing scenario would cost, all without having to create an account, share a Social Security number, or trigger a credit check. If they like what they see, they can then connect with their loan officer to move forward.
The partnership is available to loan officers using Uplist and works in forty-six states across the country. A few states including New York, Hawaii, Alaska, and West Virginia aren't part of the program yet.
What I am seeing locally here in the Bay Area and the broader East Bay is that anything that lowers the barrier to entry for buyers is worth paying attention to. Our market has been challenging for people trying to get into homeownership, and tools like this that show real zero-down possibilities can help buyers understand their actual options without jumping through hoops first.
