According to HousingWire, PulteGroup, one of the nation's largest home builders, is bringing its Explore by Del Webb brand to Utah for the first time. The company just announced plans for a community at Jordanelle Ridge near Park City, marking the brand's expansion into a new market. Explore by Del Webb was launched in 2025 and is specifically designed for Gen X buyers and similar demographics who want something different from traditional housing.
The Jordanelle Ridge location is shaping up to be a substantial development. The planned community will feature roughly nine hundred homes situated within a much larger eight-thousand-acre master-planned area. What makes this project particularly interesting is how it's tailored to the Utah setting, with the Wasatch Mountains serving as a natural backdrop and proximity to both Park City and Deer Valley ski resorts.
The amenities planned for this community reflect Del Webb's philosophy around active living and wellness. Residents will have access to a clubhouse, a ten-acre lake, pool facilities, fitness center, pickleball courts, and wellness features like a sauna and cold plunge area. There's also a dining and bar venue planned with mountain views, and the broader Jordanelle Ridge area will offer more than seventy-five miles of hiking and biking trails for residents to enjoy.
Right now, Explore by Del Webb is selling homes in a few markets. According to HousingWire, there are active communities in the Tampa area of Florida, the Columbus, Ohio region, and Southern California near Palm Desert. Another Florida community is under development and expected to start sales in mid-2027. The Utah location's model homes and sales center are expected to open in late 2027.
The timing of this expansion reflects broader market trends in housing. HousingWire notes that significant numbers of older homeowners are expected to transition out of their current properties over the coming years, creating opportunities for builders targeting active adults who want community-focused living with thoughtful design and amenities.
What I am seeing locally here in the Bay Area and across the East Bay is that this type of active adult community concept is resonating more than ever. When established builders like PulteGroup are making this kind of investment and expansion, it tells me that builders everywhere, including right here in Fremont and throughout our region, are taking seriously what buyers want: spaces designed for connection, wellness, and enjoying life, not just a place to sleep. For sellers in our market, this shows that there's real demand for properties that offer community and lifestyle, which matters when we're thinking about what moves a home.
