Optimal Blue expands into borrower engagement with Usherpa acquisition

Usherpa will be natively integrated into Optimal Blue, the companies say

East Bay residential neighborhood, California
Curated News BriefBased on original reporting by HousingWire (October 12, 2026). The summary below is the Journal’s; the local analysis is original commentary by Omar Murillo.

According to HousingWire, Optimal Blue has acquired Usherpa, a customer engagement platform built specifically for the mortgage industry. Usherpa helps loan officers and mortgage companies stay connected with borrowers, prospects, and referral partners through personalized automated outreach across the homeownership journey. The terms of the deal weren't disclosed, but Usherpa will be integrated directly into Optimal Blue's existing systems while continuing to serve its clients nationwide.

What makes this acquisition meaningful is that it addresses a real operational friction point. Right now, lenders typically run their pricing and eligibility tools separately from their customer relationship management systems, which means a lot of manual work, slower response times, and less personalized service. By bringing these capabilities together, originators can see pricing intelligence and borrower engagement in one place, making it easier to understand who to reach out to, when to reach them, and what financing options make sense for each customer.

The leadership at Optimal Blue sees this as a step toward building what they're calling an originator command center, essentially one unified workspace where loan officers can move borrowers from initial lead all the way through to closed loan more efficiently. At the same time, the company is emphasizing it will keep its ecosystem open, so lenders who prefer their own CRM systems or other third-party tools can still use them alongside Optimal Blue's offerings.

In another move, Optimal Blue also expanded its direct lock program by integrating with Fannie Mae's Pricing and Execution Whole Loan platform. This means lock desk users can now submit lock requests directly from Optimal Blue's system into Fannie Mae's system without having to log into a separate portal and re-enter loan data by hand. The company's technology already prices and locks roughly one-third of mortgages nationwide and supports a significant portion of loans sold into the secondary market.

What I am seeing locally here in the Bay Area and across the East Bay is that mortgage technology keeps getting more integrated and streamlined, which is good news for borrowers and the professionals serving them. When lenders can operate more efficiently and have better visibility into their customers' needs and options, that typically translates to faster closings, better service, and more competitive terms for buyers and refinancers in our market.
