ARMLS, HouseCanary expand Google Listings Program in Arizona

Unlike other MLS deals, ARMLS participation is opt in and brokerages can also enroll directly through HouseCanary

Curated News BriefBased on original reporting by HousingWire (October 13, 2026). The summary below is the Journal’s; the local analysis is original commentary by Omar Murillo.

According to HousingWire, Arizona Regional MLS has partnered with HouseCanary to give brokers in that market access to Google's Listings Program. This is a significant move because it means participating brokerages can now have their active listings show up right in Google's mobile search results, appearing in a carousel format at the top of the search page ahead of paid advertisements. When a buyer searches for homes on their phone, they'll see the listing with the agent's name, the brokerage information, and a direct way to contact the listing agent.

What makes this arrangement interesting is that it's completely opt-in for ARMLS brokerages, and there's no cost involved. Brokers don't pay to participate, and they don't get charged for any leads that come through these Google placements. The listings display according to ARMLS rules, so there's consistency in how information is presented to consumers searching for homes in Arizona. The arrangement lets brokerages maintain their branding and agent attribution right there in the search results.

ARMLS serves a substantial portion of Arizona's real estate market with over thirty-eight thousand subscribers across most of the state. This partnership means that when these brokers' listings go live through the program later this month, they'll gain significant exposure to mobile searchers without having to manage any additional costs or complexity.

HouseCanary, the company powering this program, has now expanded it to seven major MLS organizations across the country, with Arizona being a notable addition. The company mentioned it's working through bankruptcy proceedings but remains committed to growing this listings program and emerging from Chapter 11 before the end of this year.

What I am seeing locally here in the Bay Area is that this kind of direct integration between MLS data and major search platforms is becoming the new normal. As California is already represented through CRMLS and San Diego MLS in this program, our brokers and agents in the East Bay should be paying attention to how these partnerships are evolving. Having listings appear organically in Google search results at no cost to brokers represents a real shift in how inventory gets discovered, and it's something that's going to influence buyer behavior and agent visibility going forward.
