According to HousingWire, ERA Real Estate president Alex Vidal is taking a different approach to navigating the industry's current challenges by focusing on what consumers are actually seeing and hearing rather than getting caught up in the industry's internal debates. He pointed out that while real estate professionals may tout buyer representation agreements as positive developments, consumers are reading social media posts about nightmare home buying experiences tied to those same agreements. Vidal's strategy is to help prepare his agents and brokers to address the concerns and questions that their clients are actually encountering in the real world.
Vidal brought personal perspective to the ongoing debate about private listings, which has become increasingly visible to the general public. He shared that in the past few years, he himself was in situations where listing a property on the MLS immediately didn't make practical sense, including during a divorce when his family's schedule made preparing a home for constant showings nearly impossible. In that case, his family pursued a private listing strategy and received a full-price offer, which led him to believe the current debate is missing important consumer viewpoints.
The ERA president emphasized that while most sellers want maximum proceeds in minimum time, there is a segment of sellers with different priorities that deserves consideration in these discussions. He noted that at Compass, over ninety percent of properties starting as private exclusive listings eventually reach the open market, which he views as valuable even if an initial sale doesn't occur because sellers gain market feedback that helps them refine their approach and pricing strategy.
According to Vidal, this private listing approach actually benefits buyers as well because it creates what he calls a more "malleable" seller. When sellers have already gathered market feedback through a premarketing phase, they enter the traditional market with realistic expectations and better strategy, which Vidal believes makes the overall transaction process smoother for buyers.
ERA's expanded access to these premarketing tools comes from Compass International Holdings' acquisition of Anywhere Real Estate, which closed in early January. Vidal described the integration as tremendously beneficial because all agents under the Compass umbrella will eventually access Compass technology, and ERA's unique model allowing independent brokerages to affiliate while maintaining their own brand identity through a "powered by ERA" designation has attracted significant new growth. He reported that ERA surpassed its annual growth targets by April of this year.
What I am seeing locally in the Bay Area and East Bay is that these larger industry shifts are creating real opportunities for brokers and agents who can adapt quickly. The tools and resources from these consolidations, combined with a thoughtful approach to market strategy, are helping savvy professionals better serve clients whose needs don't always fit the traditional playbook. I think Vidal's emphasis on listening to what consumers actually want rather than what the industry is debating is good advice for everyone in our market right now.
