Look, here's what's happening across the country right now, and it's pretty significant for folks buying and selling homes. According to Redfin News, deal cancellations hit their highest point in nearly three years this past July, with about fourteen percent of contracts falling through nationwide. Now, that number might not sound dramatic compared to where we were a few years back during the seller's market, but it tells us something important about the current landscape.

The reason we're seeing more cancellations is straightforward: buyers have leverage again. There are far fewer home shoppers out there right now compared to sellers, which means buyers can afford to be pickier. If an inspection turns up problems, if the appraisal comes in lower than expected, or if a seller won't make concessions, buyers know there are other options waiting for them. Add to that the fact that mortgages are still pricey and homes are expensive, and you've got buyers who are really thinking twice about whether they can handle the monthly payments. Some folks are getting cold feet before inspections even happen, while others use minor issues as reasons to renegotiate or walk away entirely.

The story gets really interesting when you look at regional differences. Down South, particularly in places like Atlanta and Houston, cancellation rates are running nearly double the national average. Those southern markets boomed during the pandemic when remote work and cheap mortgages drew people in, but now they're dealing with oversupply and other challenges that have made buyers more hesitant. Meanwhile, on the coasts and in certain northeastern pockets, cancellation rates are staying quite low because those markets still favor sellers.

For our Bay Area specifically, the data shows San Francisco and San Jose sitting at the lower end of the cancellation spectrum, which actually makes sense given what's driving those markets. San Francisco's tech boom, with companies paying substantial salaries and bonuses, means buyers there are more committed to their deals. Even San Jose, while slightly higher, remains relatively strong compared to the rest of the country.

What I'm seeing locally tells me that Bay Area buyers and sellers are in a different position than folks dealing with the chaos down in Houston or Atlanta. We've still got strong job markets and somewhat limited inventory, which keeps our deals more stable. But that said, affordability is still squeezing our buyers everywhere from Fremont to Oakland to San Jose, so even with lower cancellation rates, we're seeing more thoughtful, cautious purchasing behavior. Sellers who prepare properly before listing, maybe with a pre-inspection, are going to have the smoothest transactions, and buyers should know that if a deal does fall through, they can often get a backup position on properties they love.
