AD Mortgage launches lender-paid rate buydown option

The company also extended its 50-bps pricing promo through Sept. 30

Curated News BriefBased on original reporting by HousingWire (September 15, 2026). The summary below is the Journal’s; the local analysis is original commentary by Omar Murillo.

According to HousingWire, AD Mortgage just rolled out a new tool that lets mortgage professionals help buyers reduce their initial monthly payments without needing the seller or builder to chip in money. This lender-paid rate buydown option is available for both purchase loans and certain refinances, and it gives borrowers a more affordable entry point into homeownership while helping lenders structure more competitive offers in a tough market.

The company also extended a promotional incentive that's been helping their partners stay competitive. Through the end of September 2026, eligible loans that get locked in will receive an additional fifty basis points of enhanced pricing, which translates to meaningful savings for borrowers. This promotion doesn't apply to all of their programs though, so there are some eligibility limits to keep in mind.

AD Mortgage's CEO made it clear that affordability is still the biggest pain point he's seeing for homebuyers right now. By giving loan officers another flexible way to structure deals without depending on seller or builder contributions, the company is trying to help more people actually get into homes and help their partners win more business in what continues to be a challenging market.

The lender-paid buydowns are rolling out across multiple channels, including wholesale, correspondent, and delegated lending options. They're available on conventional loans and several of AD Mortgage's proprietary products, and borrowers can apply them to primary residences or second homes. Partners can access these options through AD Mortgage's AIM Partner Portal by selecting the lender-paid buydown plan under Products and Pricing.

What I am seeing locally here in the Bay Area and the East Bay is that any tool that puts more buying power in borrowers' hands without relying on seller concessions is helpful right now. In a market like ours where prices stay elevated and inventory stays tight, giving buyers another way to make their offers more attractive and their monthly payments more manageable just makes sense for everyone involved in the transaction.
