According to Redfin News, the ultra-luxury real estate market stayed active in June, with the highest-value transactions clustered around waterfront and coastal properties. The most expensive home sale of the month was a beachfront estate near Palm Beach, Florida that went for $71 million, setting the tone for where serious money is flowing right now.
The rest of the top tier was a mix of California and Florida properties. A Beverly Hills compound came in second at $47 million, while two coastal Florida homes each sold for around $43 million. On the California side, beyond the Beverly Hills sale, there were transactions in West Hollywood, Carpinteria, and Newport Beach that made the top ten list.
What stands out to me is that waterfront and coastal locations absolutely dominated June's ultra-luxury sales. Four of the ten priciest homes sold for more than $40 million each, and every single property in that top ten bracket exceeded $30 million. This tells me that buyers at this level remain focused on specific geographic features and lifestyle amenities that command premium prices.
What I am seeing locally here in the Bay Area is a different dynamic than what's happening in these coastal mega-markets. While Florida and Southern California are capturing these record-breaking ultra-luxury sales, our own luxury market tends to move at its own pace with different buyer priorities, and the price points reflect regional differences in what affluent people are seeking and willing to pay.
