Curated News BriefBased on original reporting by HousingWire (September 28, 2026). The summary below is the Journal’s; the local analysis is original commentary by Omar Murillo.

According to HousingWire, Minneapolis-based Luminate Bank has been making significant gains in the reverse mortgage space. The bank recorded a 47 percent increase in Home Equity Conversion Mortgage endorsements during the first eight months of this year compared to the same period the previous year, which represents a real shift in a market traditionally controlled by just a handful of established players.

What makes Luminate's approach distinctive is their integration of banking services with mortgage lending. Co-founder Eric Lovins explained that by owning a bank, they can offer customers a full financial wellness experience rather than just a mortgage product. One example of this is their savings accounts, which they're offering at competitive rates. This allows them to keep clients within their ecosystem and gather better insights into customers' financial situations, which benefits both the bank and its loan officers.

Luminate's strategy focuses heavily on education, both of their own originators and of the professionals who work with seniors. According to Lovins, many retirees have significant home equity but simply don't understand the retirement lending options available to them. The bank is training loan officers and partnering with financial planners to present reverse mortgages as a legitimate wealth management tool for affluent seniors rather than just a last resort.

The company also invested in specialized talent by bringing on experienced reverse mortgage professionals about two years ago, allowing them to combine deep product knowledge with a customer-focused approach. Lovins noted that many loan officers at Luminate work with financial planners who are looking for ways to help their clients manage inflation and fixed income challenges, making reverse mortgages an increasingly relevant solution to present to clients.

In expanding their reach, Luminate is also targeting Realtors and focusing on affluent homebuyers who pay cash for homes. Lovins mentioned that over a million seniors bought homes with cash recently without exploring other options, representing an untapped market. Additionally, the bank acquired select assets from First State Mortgage Services in August, continuing to build their lending capabilities and market presence.

What I am seeing locally in the Bay Area and throughout the East Bay is that reverse mortgages are getting a fresh look from a new generation of lenders who understand wealth management. As property values remain high and seniors face rising costs on fixed incomes, having access to banking services combined with reverse mortgage expertise could appeal to many affluent homeowners in our region who've built substantial equity over the years.
