According to HousingWire, HomeSmart has partnered with loanDepot through a marketing services agreement that connects the brokerage's network of real estate agents to the lender's loan officers and mortgage products. HomeSmart operates as a commission-based brokerage with more than 25,000 agents working across offices in 48 states, and this new relationship gives those agents direct access to loanDepot's lending capabilities.
The partnership is designed to create a more streamlined experience for buyers and sellers by bringing together real estate services and financing under one coordinated effort. Rather than agents and lenders working separately, this co-marketing arrangement allows borrowers to transition more smoothly from finding a home to securing financing. The companies did not disclose the financial terms of the agreement.
HomeSmart's leadership explained that they were seeking a lending partner with substantial scale and a comprehensive range of mortgage products. The brokerage already maintains a similar national partnership with Guild Mortgage, so this loanDepot agreement is not exclusive. This relationship replaces an earlier marketing arrangement with an Ohio-based lender that expired.
LoanDepot, which was founded in 2010 and operates nationwide, has a significant track record in the mortgage industry. The lender has funded hundreds of billions in loans directly to consumers and recently saw its quarterly origination volume grow. For loanDepot, gaining access to HomeSmart's large network of purchase-focused agents provides valuable reach during a period when many lenders are working to build volume in today's lending environment.
What I am seeing locally here in the Bay Area and throughout the East Bay is that these kinds of partnerships between major brokerages and lenders are becoming more common as everyone tries to create smoother transactions for clients. For our sellers, this can mean faster financing approvals and fewer delays during the escrow period. For our buyers, having vetted lender relationships through their agents means more confidence in the loan process and potentially better coordination from offer to closing.
