I wanted to walk you through some significant changes happening in the mortgage wholesale space that could affect how we do business here in the Bay Area and beyond. According to HousingWire, TPO GO is making a major strategic move by exiting the wholesale mortgage channel nationwide. The company has entered into what they're calling a strategic alliance with Stockton Mortgage, and the deal is set to close in August.

Here's what's important to understand about how this is structured. While it might sound like a typical acquisition, the companies are being clear that it's not one in the traditional sense. There's no purchase of stock or assets happening here. Instead, what we're really seeing is a transition where most of TPO GO's wholesale sales team and operations staff will be moving over to work with Stockton Mortgage, along with the information and technology resources they've built.

TPO GO came into being after some consolidation in the industry. When CMG Financial acquired Norcom Mortgage's retail operations back in 2024, Norcom's wholesale business spun off and became what we now know as TPO GO. So this new alliance represents another reshuffling of how the wholesale channel is organizing itself.

As for what happens to the people involved, the Stockton Mortgage spokesperson indicated that the lion's share of TPO GO's wholesale team will be joining Stockton once the transition closes. The companies haven't spelled out whether TPO GO will keep any wholesale operations running in specific markets, including Connecticut where they're headquartered, so that's still an open question.

What I'm seeing locally here in the Bay Area and across the East Bay is that the mortgage industry continues to tighten and consolidate as lenders work to improve their efficiency and scale. These kinds of strategic moves have been happening across the board as everyone adjusts to a challenging lending environment. For our buyers and sellers, what matters is that the wholesale channel continues to have strong options and that loan origination stays competitive and accessible.
