Omar’s Take: what steady rates are actually doing to buyer psychology in the Tri-Cities this week.

Rates barely moved this week, but that’s not what I’m watching. What I’m watching is buyers getting comfortable with the number — the third week of “no news” does more for open-house traffic than a quarter-point drop ever does, because people stop waiting. In Fremont and the Tri-Cities, the prepared listings are collecting offers again and the unprepared ones are still sitting. If you’re thinking about a fall sale, this stretch of boring is your preparation window. Use it.
